Artificial Intelligence Sweeps Into Real Estate Technology – But Does It Work?

July 17, 2019 by Jessica Pegg

When it’s a seller’s market, Realtors® working with buyers are on a time crunch. Waiting for that alert to pop up signaling a home has come on the market matching their client’s criteria takes up most of their days.  That alert comes from a data-driven system of all the area listings.  When the alert pops up, the agent can spring into action, getting their clients into the home first to be the first and hopefully winning offer.   The system used is a great one, but it’s also data-driven by criteria it’s being fed.  This part isn’t artificial intelligence and up to recently, it’s been the industry standard. Today, Artificial Intelligence brings the power of what a Realtor® can do to a whole other level. Keller-Williams is the first brokerage in the industry to use AI so productively in the form of an app called ‘Kelle.

The Difference

What is the difference between being data-driven when it comes to real estate technology and predicting behaviors through AI as a tool to assist agents in guiding their business?

Let’s look at the definitions.  Data-driven programs produce results from data input.  Every home that comes up for sale has been manually added to the system, known as the Multiple Listing Service (MLS).  Every county in every state has at least one.    When you search on any of the popular home search websites or apps, the information you receive is driven from these MLS areas.  This system isn’t a system that can learn, i.e. it has no ‘intelligence’.

Intelligence is basically defined as the ability to apply logic and reason to analyze inputs and, ultimately, make decisions. Artificial Intelligence is the same thing done by a machine or a non-living artificial being Just like a human, AI can take audio-visual and data inputs and process them to output desired results.

ONE Major Announcement

In August of this year, at Keller Williams Realty’s Mega Camp in Austin, TX, Keller Williams Realty pulled back the curtain on their billion-dollar investment in technology.  They’re continuing to create the most efficient and cost-effective technology platform for Realtors® to run their business at, and provide them with the most data and insight in the industry.  This AI-based system gives them a leg-up in the industry on continuing to provide the best value and customer experience to clients.
